What are home measurement services?

Floorplan services are just what they sound like: Based on what you need, an appraiser will measure your property's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the total livable space, of your home. These services are useful and often necessary when disputing property taxes or selling a property.

How does a home measurement service work?

During a home measurement or floorplan service, a certified appraiser measures the property with a measuring tool — either a tape measure or laser measuring device. As they walk the property, they mark the layout of the rooms and other features, like closets, hallways, and pantries. They may sketch out the property. Then, the appraiser types up a report and a more detailed sketch showing the total area and the general layout of the house. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When do I need a measurement service?

Property tax records often reflect incorrect square footage because the values can come from many sources, and occasionally go unverified — meaning you may be paying for more square footage than you actually have!
